Concrete in the North Fork Valley
Hotchkiss is a small town with a long history, and concrete contractors working in Hotchkiss see a lot of older concrete that has done its time. The statutory town sits at 5,332 feet on the north side of the North Fork of the Gunnison River in eastern Delta County. It has had a post office since 1882, was incorporated in 1901, and had 875 residents in 2020. Highway 92 runs 20 miles west to Delta, and Highway 133 starts at the east end of town and heads over McClure Pass to Carbondale.
Older homes, older concrete
With a town this old, much of the flatwork around homes has been through many winters. We look for:
- Front steps separated from the porch or tilted forward
- Sidewalks with heaved panels and tripping edges
- Driveways broken into small pieces from a thin slab or soft base
- Patios sloping toward the house, sending water at the foundation
Some of this can be repaired one section at a time. Some needs full replacement. We tell you which and why.
A town in transition
Hotchkiss and nearby Paonia both lost students as local coal mines closed, and in February 2021 the Delta County School District board decided to combine their high schools into North Fork High School in Hotchkiss. For homeowners, the practical concrete priorities are the same in any season of change: the driveway, the front walk and the steps, because those are about safety and how the house looks from the street.
What we build here
Driveways. We remove the old slab, regrade, compact a gravel base and pour air-entrained concrete with joints at proper spacing.
Sidewalks and steps. New walks with a broom finish, and steps with even risers and a landing at the door.
Patios. Plain, exposed aggregate or stamped, sloped away from the house.
Slabs. Shop, garage, shed and carport floors, plus pads for hot tubs and trailers.
Repairs. Section replacement and crack sealing where the rest of the slab is sound.
Valley ground and irrigation
The North Fork Valley is farm and orchard country, and irrigation is part of life here. The Colorado Geological Survey names the North Fork of the Gunnison basin among the places early settlers found soils that sank when first irrigated. Today, lawn and garden watering can still add water to the soil under a slab. Our basic rules: compact the base well, keep water moving away from concrete, and fix leaky spigots or lines near slabs.
Highway access and timing
Hotchkiss is a long haul from the Grand Valley. We schedule deliveries with travel time in mind, use set-retarders in summer, and protect fresh concrete in the cooler months. If your project affects how your driveway meets a highway or town street, we check with the right agency before scheduling.
Slab work for small farms
Around Hotchkiss, orchards, gardens and small farms are common. Practical pours include a wash station slab for produce, a floor for a cooler or packing shed, a pad for a grain bin or feed bins, and an apron at the barn door where mud builds up. We slope these to drain and use a broom finish for grip when wet. Thickness and steel depend on what rolls across the slab.
Up the North Fork
Hotchkiss sits where Highway 92 from Delta meets Highway 133, which runs up the North Fork toward Paonia and on over McClure Pass. That makes it the natural stopping point for jobs in the valley. When we have work in both Hotchkiss and Paonia, we try to schedule them together so one long trip from the Grand Valley covers both.

Hotchkiss Questions
Can you just replace one broken sidewalk panel?
Yes, if the rest of the walk is level and sound. We saw-cut at the joints, remove the broken panel, compact the base and pour a matching section.
Do you travel to Hotchkiss?
Yes. We plan Hotchkiss pours around the drive and delivery time, and group work when we can.
Why is my patio sloping toward the house?
The base likely settled on the house side, often from water off the roof. We replace it with a compacted base and slope it away from the foundation.
